Welland, Ontario Overview
The Niagara Region is best known for its wine and the iconic Niagara Falls landmark: Horseshoe Falls. However, southwest of Niagara Falls and south of St. Catharines is the smaller town of Welland, Ontario with a total population of 52,293 people recorded on the 2016 census. Welland, Ontario is located in the Regional Municipality of Niagara where waterways and railways converged and a convenient settlement grew around that point. The city’s motto: “Where Rails and Water meet” refers to the importance of the Welland Canal, Welland River and several railway connections in the historic development of Welland. Today, Welland is known for an affordable housing market in the Niagara Region as well as a variety of boating festivals that take advantage of the city’s beautiful waterways.
The Welland, Ontario real estate market is one of the more welcoming in the fast-paced climate of Southwestern Ontario. Overall low supply and high demand have resulted in steadily increasing house prices over the last 10 years and more. Welland has seen significant increases in the last year as well. The HPI benchmark price for the average Welland property was about $347,000 by this point in 2020. In early 2021, that average benchmark had increased to about $466,000. Welland’s location in the south-central area of the Niagara Region means that it’s more or less in the middle of everything. These days, roads are the most important way of getting around Welland and the Niagara Region. Driving to Niagara Falls is only about 23 km or 25 minutes away from Welland and commuting to the larger city of St. Catharines is also a 23 km or 25 minute affair. Because of the Queen Elizabeth Way running along the southern shore of Lake Ontario, many cities in the Niagara region are just under an hour away from Hamilton and little further than that from Mississauga, too. Public transportation is operated by Welland Transit which runs buses on routes around the city and an inter-city route that connects Niagara College and Brock University in St. Catharines. Since the expansion of GO Transit into the Niagara Region, cities like Welland are prioritizing their inter-city and inter-community transportation options.
As for education, the two largest boards are the District School Board of Niagara and the Niagara Catholic District School Board, but the Niagara region is also serviced by the French-speaking Conseil scolaire Viamonde and the Conseil scolaire catholique MonAvenir with elementary and secondary school options. The Niagara Region’s main college, the Niagara College of Applied Arts and Technology has its primary campus based in Welland while Brock University in St. Catharines is a reasonable commute for residents of Welland as well.
